I work for the client who instructs me.

Polish intermediaries may be paid by the seller, the buyer or both sides. My role, fee basis and any relevant commercial relationship are agreed before the work begins.

I communicate directly in three languages.

You do not need to pass instructions through several people. I can discuss the objective with you in Dutch or English and handle the local communication in Polish.

I combine local work with specialist input.

I perform practical work that does not require a professional licence and coordinate lawyers, notaries, accountants, inspectors, valuers, workshops and other specialists where their expertise is required.

The scope can be small or end-to-end.

A case may start with one viewing or one supplier call. If needed, it can continue into negotiation, specialist checks, service, transport or project coordination.

    We discuss the objective, stage, location, deadline and the main uncertainty. I confirm whether the assignment fits my role.

  2. Scope and budget
    You receive a proposed scope, charging basis, expected output, exclusions and any third-party input required.

  3. Work in Poland
    I make the calls, visit the location, gather information, compare options and coordinate specialists as agreed.

  4. Findings and decision
    You receive the facts, limitations, unanswered questions and a recommended next step.

  5. Optional execution
    Negotiation, purchase, service, transport or project coordination continues only after you approve the next stage.

Scope and fees

Start with 30 minutes. Define the rest before the work begins.

The first 30-minute conversation is free. Further work is billed hourly or quoted as a defined project, depending on the subject, urgency, travel and specialist input. You receive the proposed scope and charging basis before billable work starts.

Travel, purchases and third-party professional fees are agreed separately. Poland Desk does not add them without prior approval.

I am Tim van Corven, based in Kraków. I work in Polish, English and Dutch. I have participated in property purchases and sales involving apartments, houses and land, completed a development project near Kraków in 2025 and manage a holiday property in the Polish mountains. Since 2012 I have regularly bought vehicles in Poland and helped Dutch clients source, service and transport cars and parts. I also work with Polish specialists in construction, metalwork, woodworking and automotive services.
