A single viewing can be scoped as a small assignment. A search, negotiation and transaction process is usually billed in stages. The first 30-minute conversation is free. Travel and third-party fees are agreed before they are incurred.

  1. Can you find properties that are not on the large portals?
    Where the brief justifies it, I can contact local agents, owners, developers and relevant business networks. Access to a specific off-market property can never be guaranteed.

  2. Can you act under a power of attorney?
    Some actions may be possible under an appropriate power of attorney prepared or reviewed by a lawyer or notary. The exact scope depends on the transaction and must be confirmed by the relevant professional.

  3. Do you provide legal due diligence?
    No. I coordinate the process, collect information and help the client understand what still needs to be checked. Formal legal opinions are prepared by a lawyer or notary.

  4. Can you arrange renovation after purchase?
    Yes, depending on location and scope. This can include quotations, contractor communication, site visits, progress documentation and issue escalation.

  5. Do you receive commission from agents or sellers?
    The charging basis and any relevant referral or commission relationship are disclosed before they can influence the assignment. The preferred model is a clear client instruction and fee.

  6. Do you guarantee that the property is a good investment?
    No. I can help test assumptions, gather local information and compare practical costs. The final decision and investment risk remain with the client.
